Before inspection, keep house tightly closed for two days: no house cleaning, no open windows, turn off air cleaner and dehumidifier, turn off A/C unit the day before inspection. Only areas that are accessible to us will be inspected. Areas like attic and crawl space must have easily removable panels for us to enter.

Allergens are microscopic organisms that float around in interior air in the home or workplace. These organisms can trigger perennial rhinitis in humans. Pollen allergy and asthma are symptoms produced by this pollutant. Some organisms continue to thrive even in the coldest months.

This inspection detects bothersome odors in homes and the workplace.
If mold spores are not detected in air sampling and mold odors persists than MVOC sampling might be the next step in an air quality investigation. MVOC odors were discovered to pass through building materials such as flooring, walls and ceilings, while mold spores do not. In homes and buildings with elevated moisture issues mold and other fungi give off odors as they grow and die decomposing behind building material. MVOC have been linked to health issues affecting building occupants and are indicative of microbial growth within a structure. Concerns have increased research by health professionals and indoor air quality exports.

We will look extensively at crawl space-related issues, including: condensation, moisture, mold growth, insulation and floor sheathing. Floor jousts will be checked for moisture and condition. Ventilation and water infiltration will be addressed. We will provide a report including pictures and recommendations.

Dampness can often provide a breeding ground for Microbial Violate Organic Compounds (MVOC) and myotoxins. Elevated humidity can cause chemical odors to be released from building material and furniture. Dampness can also damage buildings structure components and increase the presence of termites, ants and rodents. Exposure to damp and moldy environments can cause a variety of health issues or non at all depending on the sufferer.
Some people are very sensitive to mold spores and odors. For these unfortunate sufferers mold can cause nasal irritations, cough, sore throat, or skin irritations. People with allergies may have severe reactions. Immune compromised people and people with chronic lung illness may get severe infections in their lungs when they are exposed to mold. There are ongoing studies related to ill effects due to mold exposure.
Mold is difficult to detect when it is hidden behind walls, flooring and in attic and crawl spaces. It is of no value to locate and remove mold if what was causing it to grow in the first place is not then removed.

Homeworks Inspections brings both experience and technology to the inspection process. We strive to identify and locate the contaminates that can negatively affect air quality in a property. By locating and identifying any contaminates we are able to then treat and eliminate the cause thereby restoring the air quality.
Building materials that emit odors are plywood, carpeting, furniture, paint, fabrics and wall coverings. Chemical, such as window cleaners, floor polishes, air fresheners, bleach, insect spray, etc. just to name a few, become trapped inside the homes interior. Lack of adequate ventilation not only serves to trap any contaminants present, it can lead to increased moisture which can foster mold growth.
HVAC systems in warm climates that are not serviced or running efficiently can also contribute to moisture and mold problems. In fact many A/C units are prone to mold growth within their duck work. This happens when excessive moisture and moderate dust is present in the ducts. These both provide food and moisture for mold growth. When the A/C system is on mold odors are dispersed throughout the house through ceiling and floor vents.
With our complete inspection interior surfaces of the property are inspected, including: window, walls, ceilings, closets and cabinet spaces. Attic spaces if accessible will also be included. HVAC vents and filters will be examined for moisture and mold spore growth. An infrared camera will be utilized in areas where moisture or mold has been detected. The exterior of the home will also be inspected, including: siding, landscaping, grading and roof runoff. Crawl space area will be included if they are readily accessible. This inspection will include 2 lab samplings. These air (or swab samples) are normally taken in areas of concern. Additional samples can be taken at the owner’s request. An informative report including findings and recommendation will be forwarded to the owner. Detailed results from lab samples will also be sent.

Homes and businesses being built today are more energy efficient leading to savings on both heating and cooling. Unfortunately these savings often come at the expense of poor air quality. In fact, harmful chemicals may be released into the air daily without the occupants even knowing it.
First the exterior of the property will be inspected for water intrusion points, siding, roof runoff, exterior grading and crawl space areas. On the interior walls, floors, ceiling, baths and attic space of the property will be inspected. Moisture and relative humidity measurements will be taken throughout the property. Interior filters and ventilation vents will be checked for excessive moisture and mold growth. No lab sampling is included in this inspection. A report of our findings along with recommendations will be provided.
